Copala at Quivira is the one place in Cabo San Lucas where that trade-off mostly disappears. It is a residential neighborhood of private villas and condos sitting inside a resort community, with access to the resort's infrastructure built into the stay.

If you've been going back and forth between a villa and a resort, this is the compromise worth understanding.

What Quivira Is

Quivira is a 1,850-acre master-planned community occupying the Pacific coastline at the western edge of Cabo San Lucas, near Land's End. It was developed by Ernesto Coppel, founder of the Pueblo Bonito resort group, and the Pueblo Bonito Pacifica and Pueblo Bonito Sunset Beach resorts sit inside its boundaries.

The centerpiece is Quivira Golf Club , a Jack Nicklaus Signature course that opened in October 2014. The specifications are worth stating plainly because this is one of the most distinctive courses in Mexico:

18 holes, par 72, 7,224 yards.
Pacific Ocean views from all 18 holes — more oceanfront exposure than any other course in Los Cabos.

Why This Solves a Real Problem

Three kinds of travelers keep landing on Copala, for three different reasons.

Golf groups. Four golfers in a resort need two or three rooms and a restaurant reservation every night. Four golfers in a Copala villa get a kitchen, a living room, a rooftop with a fire pit, and a tee time at a Nicklaus course inside the same gates — usually for less per person than the rooms alone would cost.

The Honest Realities

You cannot swim at the beach here. This is the most important thing to understand about Quivira and the whole Pacific side of Cabo San Lucas. The ocean on this coast has serious surf and current, and the beaches are for walking, watching and sunsets. Beautiful — but not swimming. If you want calm water, Médano Beach is roughly 10–15 minutes away by car, and the Corridor's Blue Flag beaches, Chileno and Santa María, are 20–30 minutes east.

You need a car, or you need to use the shuttle well. Copala is up a hill inside a large master-planned community. Downtown Cabo San Lucas and the marina are about a 10–15 minute drive. Nothing is walkable to the gate. The shuttle covers the resort side of life; everything else is a drive.

The golf course is not automatically included. Access to Quivira Golf Club runs through specific resort and ownership arrangements, and tee times should be arranged in advance. Ask us before you book if golf is the reason for the trip, and we'll confirm exactly what your dates allow rather than letting you assume.

It is wind-exposed. The Pacific side gets real wind, especially in winter afternoons. It keeps things cool in summer and makes a sheltered terrace valuable in January.

Most people planning a first trip to Los Cabos think they are choosing between two towns. They are actually choosing between two towns and the twenty miles of coastline in between — and that middle stretch, the Tourist Corridor, is where the region's best swimmable beaches and most of its golf actually are.

The problem is that "the Corridor" is almost never explained. Listings say "Tourist Corridor" or give a kilometer marker, and visitors have no idea whether Km 6 and Km 24 are five minutes apart or forty.

This guide fixes that. Here is the Corridor broken down by kilometer, what's at each stretch, and how to pick the one that matches your trip.

First, the Basic Geography

The Tourist Corridor is the roughly 20-mile (32 km) stretch of Highway 1 — the Carretera Transpeninsular — connecting Cabo San Lucas in the west to San José del Cabo in the east.

Two things to know immediately:

Kilometer markers count down from San José, not up from Cabo. Km 0 is near San José del Cabo; the numbers increase as you head toward Cabo San Lucas, ending around Km 30 at the edge of town. In practice, listings and businesses use the marker as an address, so "Km 17.5" means a specific, findable point on the highway.

End to end is about 30–40 minutes of driving. Los Cabos International Airport sits past San José on the eastern end. So a home at Km 6 is near Cabo San Lucas and roughly 35–40 minutes from the airport; a home at Km 27 is near San José and about 20 minutes from the airport.

This whole coast faces the Sea of Cortez, which is why the Corridor — not Todos Santos, not Pedregal — is where the calm water is.

The Corridor, Stretch by Stretch

El Tezal — Km 0 to 6 (closest to Cabo San Lucas)

The hillside neighborhood at the Cabo San Lucas end. El Tezal has grown enormously in the last decade and is now the best value in the region: ocean-view condos with rooftop pools at a fraction of what the same view costs in Pedregal or Palmilla.

You are 5–10 minutes from downtown Cabo San Lucas, the marina and Médano Beach. You are up a hill, so views are good and you'll drive to the beach rather than walk to it.

Best for: travelers who want Cabo San Lucas access and nightlife without paying Cabo San Lucas prices.

Cabo Bello, Santa Carmela & Las Misiones — Km 5 to 10

A quieter band of established residential communities just past El Tezal. Gated, low-density, ocean views, about 10 minutes from the marina. This is where you land if you want residential calm but still want downtown within reach.

Best for: families and groups who want a real house with a pool and don't want to be in the middle of town.

The Swimmable Beach Belt — Km 14 to 20

This is the most valuable stretch of coast in Los Cabos, and most first-time visitors don't know it exists.

Chileno Bay (around Km 14–15) is a Blue Flag beach with calm water, roped-off swim areas, daytime lifeguards, clean restrooms and showers, free parking, and some of the best snorkeling on this coast.
Santa María Bay (just west of Chileno) is a horseshoe cove sheltered by rock headlands. Prime snorkeling, calm water, restrooms and parking. No food on the beach — bring your own.
El Tule (around Km 16) is a wide, open beach, better for walking than swimming.

If swimming and snorkeling are the point of your trip, stay in this belt. Nowhere else in Los Cabos puts you within five minutes of two Blue Flag swimming beaches.

Palmilla & Querencia — Km 22 to 27

The high end of the Corridor, closer to San José del Cabo. Palmilla Beach is swimmable with lifeguards, showers and restrooms, though the surf runs a little livelier than Chileno or Santa María — check the flags. Palmilla Golf Club is here, the "Grand Dame" of Los Cabos golf.

Best for: golfers and travelers who want to be closer to San José's historic center and the airport.

Costa Azul & Acapulquito — Km 28 to 29

The surf end. Costa Azul holds the most famous break in Los Cabos, and Acapulquito next door is the beginner-friendly one. The water here is for strong swimmers and surfers, not for casual swimming.

Best for: surfers, and anyone who wants to be walking distance from San José del Cabo's hotel zone.

Golf Along the Corridor

The Corridor is the densest concentration of championship golf in Mexico. Within this 20-mile stretch: Palmilla, Cabo Real, Cabo del Sol (Ocean and Desert), Querencia, Chileno Bay and Club Campestre, with Puerto Los Cabos and Quivira just off either end. If golf is the organizing principle of your trip, a Corridor home puts nearly every course within a 25-minute drive.

How to Choose Your Stretch

Answer these three questions and the Corridor sorts itself out:

1. Do you want to swim, or do you want to go out? Swim → Km 14–20 (Chileno and Santa María). Go out → Km 0–6 (El Tezal, close to Cabo San Lucas).

2. How much airport transfer are you willing to absorb? Km 22–29 is about 20 minutes from SJD. Km 0–6 is about 35–40. On a four-night trip, that difference matters.

3. Is anyone in the group driving at night? Highway 1 is a good road, but it is a highway, and parts of it are unlit with limited shoulders. If nobody wants to drive it after dinner, stay at the Cabo San Lucas end where restaurants are close, or at the San José end where downtown is walkable from the hotel zone.

The Honest Trade-Off

The Corridor's weakness is the flip side of its strength. You get the calm beaches and the golf, but you are on a highway between two towns rather than inside either one. Every restaurant dinner is a drive. There is no walkable town center.

Which means the Corridor is excellent for a trip built around the beach, the pool and golf, and less good for a trip built around going out at night. If your ideal evening is dinner and a bar within walking distance, look at Pedregal or downtown San José del Cabo instead.

There is one question that decides whether a Cabo San Lucas vacation feels relaxed or logistical, and almost nobody asks it before booking: can you leave the house without getting in a car?

In most of Los Cabos, the answer is no. The luxury communities are spread along the highway, and dinner means a 20-minute drive each way, a designated driver, and a conversation about who's leaving early. It works, but it shapes the whole week.

Pedregal is the exception. It is the only gated luxury community in Cabo San Lucas where you can finish a glass of wine on the terrace, walk down the hill, and be at the marina in five to ten minutes. That single fact explains why Pedregal has held its position for fifty years while newer, shinier developments have come and gone.

Here's what it's actually like to stay there.

What Pedregal Is

Pedregal de Cabo San Lucas was laid out in the mid-1970s, which makes it the oldest luxury residential community in Los Cabos — it predates the resort boom entirely. It occupies the hillside immediately west of the Cabo San Lucas marina, running up and over the ridge toward the Pacific and Land's End.

The practical details:

Fully gated with 24/7 security , guarded entry and regular patrols.
Cobblestone streets that climb the hill in switchbacks.
Two distinct sides. The marina side faces back toward town and the harbor. The Pacific side faces open ocean and sunsets.
A mix of eras. Old-world Mexican hacienda architecture from the early decades sits alongside contemporary glass-and-concrete homes built in the last ten years.

It is residential, not resort. There is no lobby, no activities desk, no swim-up bar. What there is instead is a quiet hillside of private homes, most of them with a view, five minutes above one of the busiest marinas in Mexico.

The Marina Side vs. the Pacific Side

This is the first decision, and it matters more than the number of bedrooms.

The marina side looks east and north over the harbor, the town and the Sea of Cortez beyond. You see boat traffic, the marina lights at night, and in the morning the fishing fleet heading out. It is the walkable side: from most marina-side homes, downtown and the marina are a genuine five to fifteen minute walk downhill. Médano Beach — the one reliably swimmable beach in Cabo San Lucas — is roughly a ten-to-fifteen minute walk or a short taxi ride.

The Pacific side looks west over open ocean, with views of the Arch, Land's End and the Sierra peaks. The sunsets are the best in Cabo San Lucas, full stop. The trade-off is that you are further from town and the walk back up the hill is steeper.

If your priority is walking to dinner, take the marina side. If your priority is the view and you don't mind driving, take the Pacific side.

A Realistic Day in Pedregal

Morning. Coffee on the terrace. On the marina side you watch the sportfishing boats leave in a line around 6:30 a.m. — it's a better alarm clock than it sounds.

Mid-morning. Walk down to the marina for breakfast, or drive ten minutes to Médano Beach if you want to actually swim.

Midday. Back at the house. This is the part that justifies renting a home instead of a room: the pool is yours, the kitchen is yours, and nobody reserved the loungers at 7 a.m.

Afternoon. Walk into downtown Cabo San Lucas for the fish market, the shops, or a late lunch at the marina. Book a charter for tomorrow while you're down there — the boats are right in front of you.

Evening. Sunset from the terrace, then dinner downtown on foot. The walk home is uphill, which is the honest cost of the location, and worth it every time.

The Honest Downsides

The hill is real. Pedregal is steep. Walking down to the marina is easy and pleasant. Walking back up after dinner, in August, is a workout. Plenty of guests walk down and take a taxi back, which is a perfectly good system.

You still want a car. You can walk to dinner, but the supermarket, Costco and the Tourist Corridor beaches all need a vehicle. Walkability here means you can skip the car some of the time, not all of it.

Pedregal Beach is not for swimming. It's Pacific-facing with real surf and current. It's a beautiful place to walk and watch the sunset, and residents have access to it, but if you want to get in the water, Médano Beach or the Corridor beaches are where you go.

Some homes have stairs. Hillside lots mean vertical architecture. If anyone in your group has mobility limits, ask specifically about the entry, the parking and how many flights are between the bedrooms and the pool.

Who Pedregal Is Right For

It's an excellent fit if you: want to walk to restaurants and nightlife, are traveling as a group or family that wants one roof, care about views, want to be close to the marina for fishing and charters, or want the atmosphere of a real neighborhood rather than a resort compound.

It's a weaker fit if you: want to walk straight onto a swimmable beach, want everything on one level with no stairs, or specifically want golf-community amenities — in which case Copala at Quivira or Puerto Los Cabos are the better calls.

Punta Lobos is the closest beach to downtown and the working heart of the coast: local fishermen launch here at dawn and return mid-afternoon, selling the catch straight off the pangas. It's also the trailhead for the cliff hike to the old sugar port ruins. Named for the sea lions sometimes seen on the rocks.

Playa Las Palmas is the quiet favorite — a palm-backed cove, reached by a dirt road, and one of the only genuinely swimmable beaches on this stretch outside Cerritos.

Playa La Cachora and Las Tunas are long, wide, walkable beaches close to town. Not for swimming. Excellent for sunset, for dogs, for horseback riding, and for the kind of long empty walk that makes people fall in love with this coast.

Playa La Pastora , north of town, is remote and favored by experienced surfers. Rough road in. Genuinely wild.

Surf season. Summer brings south swells and the biggest waves. Winter is more manageable and better for beginners at Cerritos.

Mornings start outside — the Pacific light before 8 a.m. is the best of the day. Walk La Cachora before the heat arrives. Drive to Punta Lobos mid-afternoon to buy fish directly from the boats. Spend an hour in town among the galleries. Cook what you bought, eat on the terrace, and watch a sunset that lasts longer than you expect, because there's nothing between you and the horizon.

Then do it again tomorrow, slightly differently.
