How to Choose the Perfect House for Your Group Size

Booking a vacation home for a group is different from booking a hotel room per couple. Get it right, and everyone has their own space and the group still comes together easily. Get it wrong, and you end up with one bathroom line and nowhere quiet to escape to. Here's what to actually look at before you book.
Count Bathrooms, Not Just Bedrooms
As a rule of thumb, look for at least one bathroom for every two bedrooms — more if your group values privacy in the morning. A house with plenty of bedrooms but only one or two bathrooms will feel cramped no matter how big it looks in photos.
Think About Common Spaces
Groups need somewhere to actually be a group. Look for a living area, dining table, and outdoor space that can comfortably fit everyone at once — not just enough bedrooms to sleep everyone separately.
Match the Kitchen to How You'll Actually Eat
If your group plans to cook together or hire a private chef, a full kitchen with enough counter space and a large dining table matters more than an extra bedroom. If you're mostly eating out, this matters less.
Consider Layout for Multi-Generational Groups
For trips with kids, grandparents, or multiple couples, look for houses with separated wings, a primary suite away from other bedrooms, or a guest casita — this gives everyone room to keep their own schedule.
Don't Forget the Pool and Outdoor Space
For larger groups, a private pool sized for the group (not just a plunge pool) and enough shaded lounge space matters as much as the bedroom count — it's usually where the group spends most of its time together.
