The Art of Beachfront Living in Todos Santos: A Guide to Private Coastal Escapes

Beachfront in Todos Santos means something different than it does in Cabo San Lucas, and anyone considering a coastal home on this side of the peninsula should understand the difference before they book.

This is the Pacific. The water is cooler, the waves are bigger, the beaches run for kilometers with almost nobody on them, and the sunsets are the kind that stop conversation. It is dramatic rather than gentle — and for the right traveler, it is the most beautiful coastline in Baja California Sur.

Here's an honest guide to beachfront living in Todos Santos: the beaches, the realities, the seasons, and how to choose a coastal home that fits the week you want.

The Pacific vs. the Sea of Cortez: The Difference That Matters

Baja California Sur has two very different coastlines, and Los Cabos sits at the point where they meet.

The Sea of Cortez side — San José del Cabo, the Tourist Corridor, the East Cape — is calmer, warmer, and home to the region's reliably swimmable beaches.

The Pacific side — Todos Santos, El Pescadero, Cerritos — is wilder. Bigger surf, stronger current, cooler water, longer empty beaches, and sunsets directly over the ocean.

Neither is better. But if your definition of a beach vacation is floating in calm turquoise water, Todos Santos will surprise you. If your definition is walking two kilometers of empty sand with a coffee and seeing three people, there is nowhere better.

The Beaches, One by One

Playa Los Cerritos (Km 64, about 13 km south of town) is the most popular beach in the area and the most useful for visitors. It is the main surf beach — consistent, beginner-friendly on the inside with real waves further out — and one of the few places along this coast where swimming is common. There's a beach club and restaurant on site, surf schools, and board rentals.

Punta Lobos is the closest beach to downtown and the working heart of the coast: local fishermen launch here at dawn and return mid-afternoon, selling the catch straight off the pangas. It's also the trailhead for the cliff hike to the old sugar port ruins. Named for the sea lions sometimes seen on the rocks.

Playa Las Palmas is the quiet favorite — a palm-backed cove, reached by a dirt road, and one of the only genuinely swimmable beaches on this stretch outside Cerritos.

Playa La Cachora and Las Tunas are long, wide, walkable beaches close to town. Not for swimming. Excellent for sunset, for dogs, for horseback riding, and for the kind of long empty walk that makes people fall in love with this coast.

Playa La Pastora, north of town, is remote and favored by experienced surfers. Rough road in. Genuinely wild.

San Pedrito, to the south, is another surf break with a dramatic rocky setting.

What "Beachfront" Really Means Here

Be specific when you shop, because the word gets used loosely.

  • True beachfront — direct access, sand at the property line. Rare and expensive in Todos Santos, and often on a beach that's better for walking than swimming.
  • Ocean view — elevated, possibly a short drive to the sand, often with far better views than a true beachfront home because of the elevation.
  • Walking distance — usually a five to fifteen minute walk, frequently on a sandy or dirt road.

A direct question to ask any operator: is the beach in front of this house for swimming or for walking? An honest answer tells you a lot about who you're booking with. Most of this coast is for walking, and that's not a flaw — it's the character of the place.

The Seasons, Honestly

November–April (high season). The best weather of the year: warm days, cool evenings, low humidity. Whale season runs roughly December through April, and you can watch migrating whales from the cliffs at Punta Lobos or from an ocean-view terrace. Bring a jacket — January nights are genuinely cool.

May–June (shoulder). Warm, dry, uncrowded, and still comfortable. Arguably the best value-to-weather ratio of the year.

July–October (summer and hurricane season). Hot and humid, with the possibility of tropical storms, especially September. Water is at its warmest, rates are at their lowest, and the desert turns green after the rains — which is something most visitors never see.

Surf season. Summer brings south swells and the biggest waves. Winter is more manageable and better for beginners at Cerritos.

What a Coastal Week Actually Looks Like

Mornings start outside — the Pacific light before 8 a.m. is the best of the day. Walk La Cachora before the heat arrives. Drive to Punta Lobos mid-afternoon to buy fish directly from the boats. Spend an hour in town among the galleries. Cook what you bought, eat on the terrace, and watch a sunset that lasts longer than you expect, because there's nothing between you and the horizon.

Then do it again tomorrow, slightly differently.

That is the entire appeal, and it is exactly why a hotel room is the wrong container for it.

Choosing the Right Coastal Home in Todos Santos

Decide between town and Cerritos. Homes near downtown Todos Santos put you within walking distance of galleries, restaurants and the plaza — more culture, more convenience. Cerritos and El Pescadero, 10–20 minutes south, put you at the surf beach with a younger, more laid-back scene. They are different vacations.

Prioritize elevation if the view matters. On this coast, a home set slightly above the beach usually delivers a better view, better breeze and fewer salt-air issues than one directly on the sand.

Confirm the road. Several of the best beachfront areas are reached by dirt roads. Ask what kind of vehicle you'll want — in many cases a standard rental is fine, but you should know before you arrive.

Check outdoor shade and wind. The Pacific coast gets real wind, especially in winter afternoons. The best homes here have a sheltered outdoor area as well as an open one.

Ask about the kitchen and about staff. You'll cook here more than you expect, because the fish comes off the boat at 3 p.m. forty meters from your door.

Our home on this coast: Sol Pacífico 302 — Oceanfront at Cerritos Beach — 2 bedrooms, sleeps 6, oceanfront at Km 67 on the Cabo San Lucas–Todos Santos highway. Cerritos is the one beach on this stretch where you can swim and surf, and Todos Santos is a 20-minute drive north. For this coast, it is the single most practical address we have.

Why People Keep Coming Back to This Coast

Todos Santos has grown considerably over the past fifteen years and will keep growing. But the coastline hasn't changed, and it can't: the beaches are long, the development is set back, and the Pacific does what it wants.

Which means that on a Tuesday morning in February you can still stand on two kilometers of empty sand with the Sierra de la Laguna behind you and the entire ocean in front, and it looks exactly like it looked a hundred years ago.

That's not a thing you can build. It's a thing you can only go stand in.

Find your coastal escape. See Sol Pacífico 302 at Cerritos Beach or message us and we'll match you to the right stretch of coast.

Frequently Asked Questions About Beachfront Todos Santos

Can you swim at the beaches in Todos Santos? At a few. The Pacific here has strong currents and most beaches are better for walking, surfing and sunsets than swimming. Playa Los Cerritos and Playa Las Palmas are the two most commonly used for swimming. Always check conditions locally before entering the water.

Which is the best beach in Todos Santos? It depends what you want. Los Cerritos is the best all-around beach for visitors — surf, swimming, a beach club and rentals. Punta Lobos is the most atmospheric, with the fishing fleet and the cliff hike. Las Palmas is the quiet swimming cove. La Cachora is the best long sunset walk.

Is Todos Santos better than Cabo San Lucas for a beach vacation? They're different. Cabo San Lucas has calm swimmable water at Medano Beach, nightlife and a busy marina. Todos Santos has dramatic empty Pacific beaches, surf, a Pueblo Mágico town center and a much slower pace. Choose Todos Santos for quiet and character; choose Cabo for energy and swimming.

When is whale season in Todos Santos? Roughly December through April. Whales migrate along the Pacific coast and can often be seen from the cliffs at Punta Lobos and from elevated ocean-view homes, as well as on boat tours operating from the region.

Is Todos Santos good for beginner surfers? Yes. Playa Los Cerritos is the main beginner-friendly break, with surf schools and board rentals on the beach. Winter generally offers smaller, more manageable waves; summer south swells are better suited to experienced surfers.
